Environmental Site Assessment

Environmental Site Assessment

Phase I Environmental Site AssessmentAn environmental site assessment is a report prepared for a real estate holding that identifies potential or existing environmental contamination liabilities. The analysis, often called an ESA, typically addresses both the underlying land as well as physical improvements to the property. The actual sampling of soil, air, groundwater and/or building materials is typically not conducted during a Phase I ESA. The Phase I ESA is generally considered the first step in the process of environmental due diligence.Geoaquitards Environmental is an established company which provide many benefits, including: the ability to rely on the report by lenders, future updates to the report, experienced professional, a reliable company that will be around to stand behind its reports, etc. The value of the report is based on the ability of the client to rely on the report in the future. If a site is considered contaminated, a Phase II environmental site assessment may be conducted, a more detailed investigation involving chemical analysis for hazardous substances and/or petroleum hydrocarbons.Phase II Environmental Site AssessmentPhase 2 Environmental Site Assessment reports are sometimes required when a Recognized Environmental Condition is found during the Phase 1 Environmental Assessment process.Phase 2 Environmental Assessments consist of collecting soil samples to screen for chemical or metal contamination. This sampling is conducted by drill rig, push tubes, hand auger or backhoe, depending on site specific conditions.Phase 2 Environmental reports can also include sampling of groundwater and surface water. This testing is recommended when there is a significant potential for the existence of an environmental liability that can affect the value of a property. Environmental liabilities are costs associated with regulatory-mandated clean-up, disposal of regulated-waste and civil liability. Civil liability occurs when the contamination has migrated offsite or tenants sue over exposure to hazardous materials. When Is Phase II Environmental Site Assessment Needed?Further analysis into the specific site details during the Phase 1 Environmental process will determine, if any of these previous uses have created a significant potential for a release or if a known release has occurred.Expertise in soil and groundwater contamination is required in order to make good judgments in regards to these matters. This work should be conducted by a Professional Environmental Scientist or Geologist with specific experience in this field.Geoaquitards Environmental has professional geologist and environmental scientist with more than 23 years of experience.Geoaquitards Environmental has extensive experience in conducting Phase 1 Environmental Site Assessments on service stations, industrial properties, retail centers, auto repair facilities, agricultural properties, office buildings and residential properties. We bring a vast amount of project experience in conducting environmental assessments. This experience is invaluable for making the correct evaluation of potential issues on properties. Good judgment comes with experience. How Much Phase II Environmental Site Assessment Cost? The cost for a Phase 2 Environmental Assessment ranges greatly, depending on the site specific details. The site specifics include: type of lab analyses required, drilling method needed, access to the subsurface, overhead constraints, groundwater testing required, etc.
